He’s probably been getting capital allowances (aka depreciation in the Fishing Is The Heart Beat Of My Life Fishing shirt and I will buy this US), which is basically a tax deduction they give you for wear and tear or your home! Tell him to kick rocks. What a shitebag LL! As you’ve already heard, same condition minus general wear and tear – it sounds like to me he hasn’t been keeping up with his side of minimal expectations. Broken cooker should have been replaced by him and the boiler updated. At the end of the day, you shouldn’t be expected to put money into a home that can’t be taken with you, that’s his job. If it was me, I would just make sure it’s spotless when leaving, if applicable, fill any holes in walls from pictures etc, and like others have said I would take photos with timestamp, and maybe email this to have another timestamp proof as well and maybe list an inventory of the home it listed as furnished (apart from the items you bought from him) I had lived in a property for 3 years, the carpets were light so really hard to keep clean and we did our best to clean them up with some stain removers and shake and vac etc but thankfully we had a good experience with our letting agents who our landlord advertised the property through and they were understanding of the fact there was wear and tear with these. It was a really rough area of Belfast so I think they were just grateful to have tenants that didn’t destroy the house and actually paid rent lol.

I’m also thinking the Fishing Is The Heart Beat Of My Life Fishing shirt and I will buy this fact you resided in the dwelling for over 10 years entitled you to a longer notice to quit period than 2 months, but I’m not sure if that’s where I am in the UK (NI) or everywhere else. Good luck in your new home and don’t give in if he starts making ridiculous demands. The shower issue could have been reported to your local environmental health department, they have a public health and housing team usually but if you are moving out soon then leave it to him to sort out, I’m sure the son won’t put up a property with those defects. Replacing carpets after 5-6 years is expected of a landlord. If you’d moved out at that time, he’dve been expected to replace (or should have). Painting should be every few years. I’m assuming that hasn’t happened. Appliance upkeep is also on him, so any of that is really him just dropping the ball. He can replace the boiler and shower for his son since he was too cheap to do it for his tenant. All you’re really expected to do is turn it over ‘broom swept’. Meaning do your best to clean it so that a cleaning fee won’t be necessary. But in terms of item replacement? Nah, fam. That’s on him. Especially since he was warned of the two very serious health risks in the shower/boiler and opted to do nothing. You used the carpet as it was meant to be used. You didn’t Jackson Pollock it.
